Construction Process

SRJ’s design and construction process involves a detailed estimation, beginning with an initial consultation that is provided free of charge. Following is what you can expect when working with SRJ:

First visit: Scott R. Jung, founder and partner, meets with prospective new clients to review the scope of work, discuss building issues (i.e. setbacks, lot coverage, easements and other restrictions). He determines if other design conditions exist that might require a specialist (i.e. structural, civil or electrical engineer). He also talks to new clients about their preferences, including styles, colors, finishes, etc., and realistic budget projections.

Second visit: SRJ’s professional design team will perform a computer-generated “as built” layout of the house that includes all existing conditions and any potential construction issues. A site plan will be completed and a detailed list of the client’s requirements will be discussed. For smaller remodeling projects, the design can be completed on a laptop and the client can see in color/3D what their project will look like on the spot.

Third visit: The client comes to the design office to review the proposed new build or remodeling design on a large projection screen. At this time, the client and designer will discuss any modifications. For smaller jobs, preliminary pricing may be available for review. If the client requires detailed colorization, furniture ideas, custom flooring or millwork ideas, one of SRJ’s preferred, award-winning interior designers are available for consultation.

Fourth visit: The client and design team meet to review pricing. Pricing is an exact quote based on the design the client previously reviewed and approved. The estimate and contract will encompass a total budget, so there are no surprises down the road. For finishes, an allowance will be provided that will be finalized based on the client’s selections.

Permitting: Once the contract is formalized, the design team will prepare city-ready construction documents, which may take up to eight weeks depending on the complexity of the project. SRJ takes care of all city submittals, HOA issues and coordination with other team members, including architects, engineers and interior/landscape designers. SRJ makes any redline changes as required by the city at no charge to the client. While the permitting process is taking place, the client will be making final design selections so that upon receipt of the city permit, construction will be ready to start.

Construction: Once construction begins, a supervisor will be assigned to the client’s job. This person will be responsible for providing on-site supervision, scheduling and material delivery coordination. If change orders arise, the design team will evaluate any design issues, promptly prepare a written change order and determine if any of the requested changes affect the building permit. To prevent any misunderstandings, change orders will be agreed upon before commencement of the revised work. Throughout the process, Scott Jung and the SRJ team will be available to help you in any way and at any time.
